Before funding a mortgage loan, lenders almost
always require a Georgia Wood Infestation Report, better known as a
"termite letter." The report assesses evidence (or lack thereof) of
infestation from wood-destroying organisms, such as drywood termites,
subterranean termites, powder post beetles, wood boring beetles and
wood-decaying fungi. Typically, the seller is responsible for
obtaining and paying for a termite letter within 30 days of the sale.

Most buyers and lending agencies will require that
the home be treated for active infestations. Some buyers and lending
agencies, such as the FHA and VA, will require that conditions
conducive to infestation be corrected, even without presence of
infestation. These include earth to wood contacts, cellulose debris in
crawl space, and insufficient ventilation.

specific to your sales contract.
